Go Topeka, Topeka Innovation Campus Master Plan
Clark & Enersen, in partnership with a real estate development firm, was selected to complete a master plan for the future Topeka Innovation Campus. The team evaluated six locations to help capitalize on the on-going investment made by Plug and Play and the strategic geographical location of City of Topeka in the heart of the Animal Health Corridor.
Over a five-month period our team conducted numerous in-person site visits, held extensive stakeholder/tenant meetings, and talked with community leadership to fully understand the pros and cons for each presented option. These site analysis and stakeholder meetings were key to assisting Go Topeka and the Innovation Advisory Board in determining the most viable opportunity to begin the development of the campus. As this will be a developer driven project, the viability of the sites was carefully analyzed and two Downtown Topeka sites were short-listed for further analysis and development.
The Downtown was seen as a place with the energy and amenities to attract ventures which would want to utilize the Innovation Campus facilities. The programmed spaces include retail on the lower level, a research clinic on the 2nd floor, and upper floors consisting of incubator labs and offices. Outdoor terraces and plazas were also included in the program of the initial Innovation Campus Building.
Architectural plans and concept images for the two Downtown Topeka sites were prepared and initial estimates of probable construction cost developed. These were reviewed by the Go Topeka Innovation Committee and the site next to Evergy Plaza was selected. The team further refined the plan, developed concept images, and created initial branding options for the Innovation Campus facility to aid in promotion of the project.
